What is a Home Inspection?
A home inspection is a non-invasive, visual examination of the accessible areas of a residential property which is designed to identify defects within specific systems and components that are both observed and deemed material by the inspector. If you’re thinking of buying a home, townhome or condominium, you should have it thoroughly inspected by an experienced and impartial professional inspector before the final purchase.

What types of things do you inspect?
Please read our Standards of Practice and Scope and Contract pages for details. A complete inspection includes a visual examination of the building from top to bottom. We look at over 400 items in a home. The inspector evaluates and reports the condition of the structure, roof, foundation, drainage, electrical system, plumbing, heating system, central air-conditioning system, visible insulation, walls, windows, and doors. Only those items that are visible and accessible by normal means are included in the report.
What does an inspection cost and how long does it take?
We offer quality service at competitive prices. We understand that the home you own or are purchasing is a big investment. We are knowledgeable about a home’s structure, systems, maintenance issues and repairs – insights that you need in order to make informed decisions. We inspect the home for your benefit, and we’re here for you for as long as you own the home – we’ll gladly help you with any questions that arise at any time. A full inspection starts at $325 – the price is adjusted based on the following factors:
- type of home (single family, duplex, townhome, condo, etc.)
- total square footage of the home (foundation size plus above ground square feet)
- age of the home
- whether there are any known existing problems that may require extra time inspecting
- location of the home (distance charges may apply if over 50 miles from Maple Grove, MN)
A comprehensive and thorough home inspection takes approximately 3 to 4 hours on-site depending on many factors, including the size of the home.
Should I attend the inspection?
The inspection process is very detailed with over 400 things to be considered on every home. We want to give our full attention to the home during the inspection process. You will be invited to attend at the end of the inspection for an educational walk-through in which you’ll become familiar with the home and be made aware of the condition of its major systems. In addition to familiarizing you with the home, the inspector will point out any health or safety concerns, deficiencies and needed maintenance or repairs. The inspector will also answer any questions you may have, discuss helpful tips for maintaining the home and give you a FREE handy Home Maintenance Booklet.
Can a property “fail” the inspection?
A property cannot “fail” a home inspection. A professional inspection is simply an examination into the current condition of the property. A home inspection report may seem a bit overwhelming or “negative”. We encourage all of our clients to keep things in perspective. Please understand that no house is perfect. And all homes need ongoing maintenance and improvements to the home’s systems over time. It’s our job to evaluate the condition of the home and its systems at the time of the inspection. The intent of the report is to make you aware of anything that raises a health or safety concern, and to point out any maintenance or repair issues that need attention. Real Estate Insights Inc provides a thorough and professional home inspection of over 400 possible items to make sure that you are well informed about the current condition of home and its systems. It is not an appraisal or a Municipal Code inspection. An inspector will not “pass” or “fail” a residence, but will simply describe its condition and indicate which items will be in need of minor or major repairs or replacement.
What do I do if the home inspection reveals problems?
If the home inspection reveals problems, talk to your Realtor. If the inspector finds problems in a building, it doesn’t necessarily mean that you shouldn’t buy it, only that you will know in advance what types of repairs to anticipate. Most of the time, the issues noted are typical for the age of the property. A seller may be willing to make repairs because of significant problems discovered by the inspector.
